David Chalstrey FNAEA

Hardy Estate Agents is owned and run by David Chalstrey. A Fellow of The National Association of Estate Agents David has a Diploma in Surveying Practice from the College of Estate Management, a part of Reading University. David has had considerable experience in dealing with the sale and disposal of all aspects of residential property in Dorset, The Home Counties, Abroad (Spain and The Caribbean) and in London. Prior to setting up Hardy Estate Agents David ran an office for well known local estate agency and has also worked for Lane Fox (now a part of Strutt and Parker) and Knight Frank. David is a tenacious operator who believes that good sales skills must be matched with good attention to detail to be effective. In his spare time David is a keen shot, marathon runner and rider. David and his family live locally and his children attend local schools.
Joy Marriott-Cross

Originally from Leicestershire Joy has lived in the local area for over 18 years. Before becoming an Estate Agent Joy worked in Bournemouth, Weymouth and Southampton for a Building Society dealing with mortgages, repossession work and solicitors specifically in the Dorset area. Joys infectious enthusiasm for our clients property, excellent local knowledge and her experience of the ‘back room’ side of house buying makes her a valuable asset to the company. Joy is involved in all aspects of the sales process from intial viewings through to sales progressing.
Joy is married to a local solicitor and has three children who attend schools in Purbeck. In her own time Joy enjoys walking (with dog Monty!), sailing and equestrian events. Joy has her own horse and is a keen rider.

Equestrian property and property with land needs to be presented in a specific manner to attract buyers and we take a great deal of care in preparing our campaign to suit each property individually.It is easy to spend many hundreds or even thousands of pounds on a marketing campaign that simply does not deliver when an intelligent campaign will bring about quicker results.

Hardy Estate Agents believe that the brochure whether in electronic form or a hard copy is still very much an important part of your marketing campaign. The tendency in recent years has been for estate agents to cut corners with the brochure by reducing text and relying on email as the main form of distribution. At 'Hardy's' we know that clients and buyers alike prefer to see hard copies of brochures with plenty of descriptive text highlighting the positive aspects of the property and the surrounding area. We are lucky to live in such a lovely part of the England and there is plenty to write about!
We therefore produce full colour printed brochures with descriptive text, photographs and floorplans for all of the property we handle irrespective of size. The cost of the brochures is included within the fee.
Brochures are always submitted to our clients before publication and we encourage our clients to add anything that they feel is special about the property.

We have an extensive mailing list of waiting buyers for all types of property in Dorset and The Isle of Purbeck . Buyers are attracted by out extensive marketing and as well as locally they come from all over the country and abroad. Many of our buyers come from the Home Counties and London .

We are not on every website but choose our sites carefully for quality and effectiveness. We freely admit that the cost of our internet presence is by far greater than any other marketing expenditiure but without it we would simply not be serving our clients needs properly. Hardy Estate Agents own internet site provides a simply and easy way for buyers to search and access property details.
Local Newspapers
Hardy Estate Agents still believe in the power of the local papers despite the dominance of the internet. The local papers provide an excellent medium and we accept that there are still many people who do not use the internet to search. Hardy Estate Agents subscribe to The Dorset Evening Echo and The Swanage and Wareham Advertiser on a regular basis. We also appear in The Bournemouth Echo, The Western Gazette and The Blackmore Vale Magazine when the need arises.
National Newspapers and Magazines
For larger houses or houses with a specific use it is sometimes necessary to advertise in the national broadsheets such as The Times and The Telegraph, our access to media buying can reduce the cost of advertising in these publications to our clients. We can also gain access to titles such as Country Life, Coast Magazine, The Field and Dorset to mention but a few, when the need arises. Generally, the cost of national advertising in the 'glossies' and the broadsheets is an extra cost and one which can be discussed as and when the need arises.
